Every job is different, so this guide does not quote prices. Instead it explains what drives the bill, so you can read estimates and compare them on equal terms.

The biggest cost drivers

  • Water category. Contaminated water (sewage, floodwater) means more removal, protective equipment and cleaning than a clean supply-line leak.
  • Size of the affected area and how many rooms and floors are involved.
  • Materials. Hardwood, built-in cabinets and plaster behave differently from tile and drywall.
  • How long the water sat. Delays increase demolition and the chance of mold work.
  • Hidden water in walls, under floors or in crawl spaces.
  • Equipment time. Air movers and dehumidifiers are usually billed per unit per day.
  • Rebuild scope. Mitigation and repairs are often separate estimates.
  • Demand after a regional storm, which can affect availability and timelines.

How to compare estimates

  • Ask for a line-item estimate, not a single total.
  • Check that each estimate covers the same scope: same rooms, same materials removed.
  • Many restorers and insurers use the same estimating software. Ask which pricing database an estimate is based on.
  • Be cautious of very low bids that leave out drying verification or demolition.

Frequently asked questions

Why is mitigation billed separately from repairs?

Mitigation (stopping and drying) happens immediately, while repairs depend on the final scope after drying. Many companies and insurers handle them as separate estimates.

Can I get a price over the phone?

A reliable estimate usually needs an inspection with moisture readings, because hidden water changes the scope.
